Tile roof underlayment replacement in the Phoenix Valley
When the layer under your tile wears out, you usually don't need new tile. You need new underlayment, with your tile put back on top.
Underlayment replacement means lifting the tile, tearing off the old underlayment down to the roof deck, installing new underlayment, and putting the tile back. Broken tiles are replaced. It fixes the cause of most tile roof leaks without buying a whole new roof of tile.
What the underlayment does
The tile you see from the street is mostly a sun and rain shield. Water still gets under it in a hard storm. The underlayment is the waterproof layer that sends that water off the roof instead of into your home. Arizona heat dries it out over the years until it cracks and tears, and then the leaks start.
How an underlayment job works
- We inspect the roof and take pictures of what we find.
- You get a written quote that lists the materials and the work.
- The tile comes off, section by section, and is set aside to go back on.
- The old underlayment is torn off down to the deck, so any damaged decking can be found and shown to you.
- New underlayment goes on, along with the flashings the roof needs.
- Your tile goes back on, and broken tiles are replaced.

Signs it's time
- A leak that comes back after it was patched
- Ceiling stains near valleys, chimneys or pipe vents
- Dark, brittle paper showing where a tile has cracked or slipped
- A tile roof around 20 years old or more that has never had underlayment work
Repair or underlayment?
If the underlayment is still flexible and the leak has one clear cause, a tile repair is the right call, and we'll say so. If it's worn out across the roof, a patch only moves the leak. And if you pay for a repair and then hire us for the bigger job within two weeks, the repair cost comes off.
Underlayment questions
Do I need new tile when the underlayment is replaced?
Usually not. Concrete and clay tile tends to outlast the underlayment under it, so your tile goes back on. Broken tiles are replaced.
How long does tile roof underlayment last?
Tile roofs as a whole can last around 20 to 30 years. The underlayment is usually the part that gives out first, which is why many Valley tile roofs start leaking while the tile still looks fine.
What happens if you find rotted decking?
Once the old underlayment is off, the deck is easy to see. If any of it is damaged, we show you pictures and explain the fix before doing any added work.
Is underlayment replacement covered by a warranty?
Yes. We give material and labor warranties on our work. Ask us for the terms with your quote.
